
JOHOR BAHRU: Johor property developer KSL Holdings Bhd, unveiled its flagship 1,026-acre master-planned township Riveria Garden, located in Iskandar Puteri within the Johor-Singapore Special Economic Zone (JS-SEZ).
Carrying a total estimated GDV of over RM15 billion, the masterplan is a major milestone for KSL, representing the group’s largest township development to date. The masterplan elevates the group’s development footprint to a new scale, securing a long-term growth trajectory for the next 15 to 20 years.
KSL leverages a 45-year track record in property development and the master-planning of integrated townships to execute the Riveria Garden vision. The project debuts with an inaugural 100-acre precinct (Phase 1) with a GDV of RM2.03 billion in 2026, strategically timed to meet robust homeownership demand in Iskandar Puteri.
Executive director Khoo Lee Feng said: “Riveria Garden marks a milestone for Iskandar Puteri, introducing a nature-inspired, self-sustained township that supports the regional ambitions of the JS-SEZ. Having achieved RM1.35 billion in property sales in FY25, our robust group-wide pipeline now supports a RM1.6 billion sales benchmark for FY26. The Riveria Garden masterplan elevates KSL to a new scale and raises our long-term growth visibility.”
With a development legacy spanning over four decades in Johor, she added, they are well-positioned to transform the 1,026-acre vision into a vibrant destination that advances the JS-SEZ while driving long-term value for the group.
Riveria Garden is designed as a self-sustained township that brings nature-centric urban design to Iskandar Puteri. The inaugural 100-acre phase introduces 1,074 landed residences tailored for owner-occupiers, featuring the Aluna series with 530 units of contemporary double-storey terrace homes (20’ x 70’), and the Elora series comprising 544 units of wide-frontage double-storey cluster homes (32’ x 70’). The nature-inspired township features a signature riverfront landscaped park and a RM20 million premium wellness clubhouse.
KSL said the inaugural phase also establishes a high-rise and retail hub across the Riverhaus and Riverpoint commercial precincts, featuring 2,160 serviced apartments and 82 retail shops, providing comprehensive lifestyle amenities to the community.
Furthermore, the township’s geographic advantage is enhanced by the March 2026 completion of the Sultan Ismail and Kota Iskandar highway interchange that provides seamless connectivity to the Iskandar Coastal Highway, placing the Malaysia-Singapore Second Link (CIQ) within a 10 to 15-minute drive.
The premium connectivity is complemented by established surrounding amenities including Legoland Malaysia, Horizon Hills Golf Club, and private healthcare and educational institutions.
As KSL advances the multi-year rollout of Riveria Garden over the next 15-20 years, the masterplan will contribute significantly to the group’s long-term growth, firmly establishing the township as a premier residential destination within the JS-SEZ.
