Starting Nov 2, Singapore will withhold VEP permits for foreign vehicles with outstanding fines.

From November 2 onwards, Singapore’s Ministry of Home Affairs together with the Land Transport Authority (LTA) declared that foreign-registered vehicles with outstanding traffic, parking or vehicular emissions fines in Singapore will be denied Vehicle Entry Permit (VEP) applications or renewals.
In the past, drivers of foreign-registered cars were only blocked at land checkpoints if they had unpaid penalties. Under the updated regulations, any pending fines must be paid prior to submitting or renewing a VEP. Foreign motorists can verify unpaid fines at www.axs.com.sg and should clear any balance before lodging a VEP application or renewal on the LTA’s OneMotoring portal.
Given that payment systems can require up to 48 hours to reflect settlements, the authorities advise foreign motorists to file their VEP application no later than two weeks before their intended arrival in Singapore.
Singaporean motorists with unsettled traffic penalties in Malaysia are similarly urged to clear those dues before re-crossing into Malaysia.

📊 Market Context & Insight

Malaysia’s real estate sector is driven by urban growth in Kuala Lumpur, Selangor and Penang, government schemes such as PR1MA, interest rate changes by Bank Negara Malaysia, and major infrastructure efforts like MRT3 and LRT line extensions. Additionally, REITs traded on Bursa Malaysia mirror the wider economic landscape.

💡 What This Means for Malaysian Investors

Malaysian investors may consider options like rental residences, cost-effective housing projects, commercial spaces and REITs on Bursa. As urban migration accelerates and rental demand grows, balancing direct property investments with listed REITs can offer risk mitigation and access to growth potential.
