KUALA LUMPUR: Malaysia’s industrial landscape is entering a new phase, where connectivity, automation and sustainability are no longer add-ons but core requirements.

Developers are increasingly moving beyond conventional industrial parks, instead building integrated ecosystems designed around Industry 4.0 principles.

Within this evolving space, NCT Smart Industrial Park (NSIP) has gained early recognition, after being named by The Asia Records as the first Managed Industry (IR4.0) Smart Industrial Park in 2025.

The acknowledgement reflects a broader shift towards managed industrial environments, where infrastructure, technology and operations are tightly coordinated.

Spanning 732 acres within the Integrated Development Region of South Selangor, NSIP represents NCT Alliance Bhd’s push into next-generation industrial development.

The site is strategically positioned near key logistics nodes, including KLIA, KLIA2, Port Klang and the West Coast Expressway, giving it direct access to Malaysia’s primary air, sea and land transport corridors.

Launched in 2023 with a gross development value of RM10 billion, the park is being rolled out in five phases.

The initial phase comprises 270 factory units across detached, semi-detached, cluster and terrace formats, alongside industrial land offerings.

Subsequent phases will expand both industrial capacity and commercial components, gradually shaping what the developer describes as a fully integrated industrial ecosystem.

What distinguishes NSIP is its managed industrial park (MIP) model, which embeds digital infrastructure and operational systems into the development from the outset.

Among its key features are AI-powered centralised labour quarters, cloud-based digital twin systems for monitoring and optimisation, and ESG-focused elements, such as solar-ready rooftops and flood-mitigation infrastructure.

The park also incorporates wide 220-foot roadways designed to accommodate heavy logistics flow.

Executive director Yap Chun Theng said the recognition signals growing acceptance of smarter industrial formats among both developers and occupiers.

“This is not just about building factories. It’s about creating an environment where businesses can operate more efficiently, with the right infrastructure and technology already in place,” he said.

“Being recognised by The Asia Records reinforces our belief that managed, IR4.0-ready parks will define the next stage of industrial growth.”

Industry observers note that such developments could become increasingly relevant as manufacturers look to digitise operations while meeting tighter environmental and governance standards.

Integrated solutions — particularly those combining data visibility, workforce management and sustainable design — are expected to play a larger role in site selection decisions.

The recognition by The Asia Records also places NSIP among a growing list of projects attempting to reposition Malaysia’s industrial offering up the value chain.

Its inclusion in The Asia Record Book of Achievements 2025/2026 further enhances its visibility among regional investors and industrial players.

While execution in its remaining phases will be closely watched, NSIP’s early positioning suggests that the idea of a fully managed, technology-enabled industrial park is moving from concept to reality in Malaysia.
